You have made the decision now is the time to Buy, Are You Prepared?? Have you anticipated your future needs? What area do you want to live in? Do you know your Price point so you don’t spend Valuable time looking at the Wrong homes? Do you have your mortgage Pre-Approved so you are able to act quickly when the right opportunity arrives? When I work with clients we will be prepared before we head out the door to find your new home there is nothing worse than finding the perfect home then lose it because someone else was better prepared.

Consider the area (city, suburban neighborhood, community (north, south, east, or west side); neighborhood (older and settled or sparkling new; a particular school zone; recreational facilities; and other community services such as transportation, day care, library, stores, entertainment). Ask yourself how many minutes you are willing to commute to work.

Think about home styles. How much space do you need? Does your situation require a one-level home, or are stairs acceptable? Consider size and kind of property. Do you want a newer home, or maybe an older one to fix up? Someday you or your heirs will want to sell. Consider how long you expect to live in this particular home.

Your Next Step: Loan Pre-Approved

Once you have addressed the above needs, your next step in the purchasing process is to get pre-approved with a Bank or Mortgage company. This step is critical to the process for a number of reasons,
1. once you have determined your needs criteria affordably is next, you will save yourself lots of time knowing your price point, there is nothing worse than finding a home you love and finding out it’s out of your budget.
2. In a Multiple offer situation time can be of the essence, this can remove the Financing Subject (provided it passes the bank’s loan requirements) while still protecting yourself and possibly appearing as a stronger buyer in the sellers eyes.
3. If the finance rate is excellent you can put a hold for a fixed length of time protecting you if the rates go up while still able to take advantage if rates drop.
